- Document and analyze technical findings, prioritizing equipment-related repairs and upgrades.

Occupant Experience:
- Assists in enhancing tenant and customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered.

- Collaborate with facility management to ensure seamless equipment operation and minimal tenant disruptions.
Proactive Communication and Escalation:
- Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise

Work Order Management:
- Manages work order life cycle in partnership with the Central Work Order Management Team progressing the work form dispatched through to completion and records resolution data within service maintenance management database. Ensures work completed meets quality, contract response and all other requirements.
- In partnership with the BGIS CMMS Team, Assists in the implementation of preventative maintenance (PM) program. Ensures that deficiencies are identified, recorded and escalated, and that related documents are maintained.
- Ensures the way work is performed is following corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements.
- Prioritize technical work orders related to building equipment to minimize business disruptions for tenants.
- Efficiently coordinate technical assignments and oversee the timely completion of equipment-related tasks.
- Maintain thorough records of technical work order history, including equipment-specific details and expenses.
Financial Ownership (Including Quotes Management):
- Submits all expenditures on a timely basis.
- In partnership with the Maintenance Lead, FM, and Regional Director, manage the budget for building equipment maintenance, seeking cost-effective solutions to ensure tenant operations are unaffected.
- Solicit and evaluate technical quotes for equipment repairs, maintenance, and upgrades, with a strong focus on minimizing tenant disruptions.
Vendor Management:
- Oversee technical vendors and contractors with specialized expertise in building equipment maintenance.
- Hold vendors to high technical standards, emphasizing the importance of maintaining equipment integrity to prevent tenant disruptions.
KNOWLEDGE & SKILLS
- High school diploma plus trades training and/or certification or licensing.
- Minimum 3 years’ experience providing preventive and corrective maintenance on heating ventilation and air conditions systems, or pneumatic or hydraulic systems.

Requirements:
- Possess a recognized Certificate of Qualification (C of Q) as a Construction and Maintenance Electrician; or an equivalent

- Have a mechanical aptitude. Industrial Electronic Certificate is an asset.
- Ability to prioritize work in accordance with policy and severity of service impact to minimize financial or customer impacts, changing work plans within pre-determined deadlines

Requirements:
- Demonstrated knowledge and skill generally associated with the completion of a two (2) year Diploma in Civil Engineering from a recognized Community College, plus three (3) years relevant experience, preferably in a municipal engineering or public works environment and/or equivalent private sector work directly related to extensive collaboration, asset management, information management and mapping experience working directly with a variety of computer tools such as GIS, database systems, spreadsheet and/or suitable equivalent
- Demonstrated creative design abilities and established computer skills with the ability to work with a variety of computer applications (i.e. AutoCAD Software including Civil 3D, GIS software, MS Office Suite, etc.)
- Visual Basic programming is an asset
- Good analytical, reasoning, and research skills
- Ability to communicate courteously and effectively, both orally and in writing; good interpersonal skills with the ability to develop and maintain effective working relationships, solution oriented with a strong skill for data flows and content management principles
- Ability to work independently and competently despite frequent interruptions, with minimal supervision and to work under pressure to meet deadlines
- Possess personal qualities of maturity, patience, tact and reliability as well as having a willing and co-operative attitude
- CT/CET designation with OACETT is preferred
- Possession and maintenance of an Ontario Driver’s License, minimum Class “G”

This role is responsible for oversight of the day-to-day activities of the Facility Operations and Maintenance Services Branch with a specific focus on the implementation and execution of the Corporation’s Safe and Reliable Infrastructure strategy. This will be accomplished through guiding and directing the Facility Operations and Maintenance Leadership Team and working in collaboration with the City’s broader leadership team (CLT).
Responsibilities:
- Manage employees, finances and resources to ensure all programs and mandates are effectively delivered
- Initiate improvements to the Branch through organizing activities to meet business plan goals, monitor service delivery and maintain effective communication
- Manage Human Resources within the Branch including, Performance Management, Onboarding/Offboarding and developing training plans for employees
- Establish, implement and maintain comprehensive Facility Operations and Maintenance Plans for all City Facilities
- Implement Asset Plans (AMP) for all vertical assets and maintain data in asset and work order management software

Requirements:
- Knowledge typically associated with the completion of a university degree in Engineering, Architecture, or Construction Engineering Technology, plus ten (10) years of senior managerial experience in a municipal or private sector environment.
- Demonstrated experience in building operations and maintenance, construction and project management, including a proven track record in program/project delivery, strategic planning, policy development and executive reporting or a combination of significant technical knowledge and experience
- Professional affiliation related to technical education, through either PEO, OACETT or OAA, is preferred
- Project Management Professional (PMP) designation is preferred
- Knowledge and demonstrated skill of strategic planning as well as strong analytical and problem solving skills
- Advanced communication skills with the ability to communicate effectively with the public, business community, staff, Department Heads, Council and Committee(s), and external partners and stakeholders
- Possess excellent leadership skills
- Sound knowledge of construction, design, codes, building technology, building security, housekeeping contract process and administration, project management, lease management, risk management, environmental health and safety, waste and energy management, annual planning, project planning and space management
- Strong foundational knowledge of financial management, purchasing and procurement processes and asset management
