Carpenters build, erect, install, maintain and repair structural framing of wood, particleboard, lightweight steel and other materials. They are employed by construction companies, carpentry contractors and plant maintenance departments, businesses and other establishments, or they may be self-employed.
MAIN DUTIES AND RESPONSIBILITIES
- Read, interpret and study plans, drawings and sketches to determine technical specifications and calculate material requirements.
- Prepare the layouts, using measuring tools, taking into account the requirements of the building codes.
- Measure, cut, shape and assemble elements made of wood, chipboard, light steel or other materials.
- Erect foundations, install floor beams, lay floor covering support, assemble pre-assembled framing and roofing elements.
- Adjust and install carpentry elements (such as: interior doors, moldings, shelves, storage spaces, wall coverings, wooden stairs, wooden floors and hardware, etc.).
- Build divisions and carry out the interior finishing of a building.
- Maintain, repair and renovate wooden dwellings and buildings in factories, mines, hospitals, industrial plants and other establishments.
- Install built-in furniture (such as: countertops, kitchen and bathroom cabinets, etc.).
- Prepare, if necessary, quotes for customers.
- Supervise the work of apprentices and day laborers, if applicable.
KNOWLEDGE AND SKILLS
- Basic geometric and mathematical knowledge is essential for the design and layout of frames. Computer skills are increasingly required to be able to use the software available in the field.

Ensure all equipment is in proper working order (e.g., counter balance/doors/docks/signal lights).

KEY DUTIES & RESPONSIBILITIES
• Update database with live market industrial availabilities (Sale and Lease);
• Communicate with municipalities to gain information for the team on zoning, ownership, and other building details;
• Produce market surveys and reports;
• Liaise with local brokers and appraisers across all markets on a regular basis to gather and track details on comparable sales and leasing transactions;
• Work with National Research to provide highlights of market and provide quarterly market reports;
• Take a leading role in producing, maintaining, and updating existing property inventory;
• Assist brokers in the underwriting of potential acquisition & disposition opportunities, including preparing detailed pro-forma cash flow models, reviewing and summarizing leases, reviewing historical financial statements, and the general review of all data room material.
QUALIFICATIONS
• Fully bilingual;
• Relevant degree and/or 1-3 years research and analysis experience is a plus;
• Strong data analysis skills (knowledge of Statistics Canada Census Data and Altus InSite data a plus);
• Strong analytical skills and high competence in Word, Excel, PowerPoint; willingness to learn in-house software;
• Excellent report writing skills;
• Knowledge of/experience with the Montreal industrial real estate sector a plus;
• Able to work in a team-based environment; however, able to work independently when needed;
• Organizational and time management skills: Detail-oriented;
• Experience in a real estate role is an asset;
• Proven problem solver and innovative decision maker with the ability to meet critical deadlines, including multiple and changing priorities;
• Ability to drive and be flexible to work full-time in office, with the flexibility to attend client meetings as needed; outside regular business hours will be necessary at times.
