As a Maintenance Worker II, you may perform routine preventative and demand maintenance activities within the exterior and interior of the building. Under general supervision, you may perform a variety of semi-skilled maintenance and repair work on facility architectural, structural and mechanical systems/components to ensure safety and efficient operation of the building systems and equipment. You may perform a wide range of general maintenance duties including maintenance and repair of drywall, floors and painting. Additional duties may include minor plumbing repair; minor repairs on equipment; checks on equipment for pressure and temperature; and disassembly of equipment for cleaning.

Responsibilities

• Maintaining equipment in a satisfactory condition for safe operation 

• Executing preventative maintenance schedules 

• Performing equipment repairs as needed 

• Installing new equipment and systems

Qualifications

• Must exhibit a safety-first mindset 

• Must hold a valid Red Seal Industrial Mechanic / Millwright license with a certificate of Qualification 

• Experience in the beverage/food/packaged goods industry preferred 

• Must be skilled in use of machine shop equipment (lathe, mill, grinder, etc.) 

• Must be able to lift/carry 50-85 lbs 

• Must be able to push/pull up to 50 lbs 

• Must be able to perform frequent standing, bending, twisting, crawling, kneeling, squatting, climbing, reaching and grasping 

• Must be able to work on computers and iPads 

• OT is readily available 

• Flexibility required regarding shifts; notice provided if a shift change is necessary 

• Must be able to work night shifts or weekend shifts as required 

PURPOSE OF POSITION

To provide general service, modification maintenance and installation on all plant production equipment, overhead cranes and machinery.

POSITION ACCOUNTABILITIES:

• Perform installation, general servicing modifications, maintenance and repairs necessary to keep shop machinery, machine tools, tools, stationary equipment, non-self-propelled mobile equipment, overhead cranes, exhaust and vacuum systems, material moving systems, pumps, hydraulics, motors and other plant equipment in efficient operating condition
• Diagnose the cause of malfunctioning machines and other plant equipment and making necessary adjustments, repairs and as necessary making parts incidental to the work
• Work with blueprints, schematic drawings, service manual and other like information
• Adapt to new methods, processes, material and equipment

POSITION REQUIREMENTS:

• Must have a High School Diploma or General Equivalence Diploma
• Millwright or Industrial Electrical experience is considered an asset
• Preference will be given to those with PLC troubleshooting experience
• Strong problem solving and computer skills
• Must be able to work within strict established safety and work guidelines/rules to complete job
• Will be required to have obtain all CPKC certification pertaining to specific tasks and assignments
• CPKC operates 7 days a week, 24 hours a day, 365 days a year; must be able to work on various shifts and on weekends

The Technician III is responsible for operating the facility including, but not limited to mechanical other supporting systems; performing structured inspections, preventative and corrective maintenance, routine and on-demand services on facility mechanical equipment and other systems. The Technician III is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.

KEY DUTIES & RESPONSIBILITIES

Troubleshooting

• Provides observations about facility, facility mechanical and electrical equipment, and systems conditions and deficiencies and provides suggestions for enhancement and repair.

Maintenance

• Performs work in accordance with established processes and practices.
• Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection.
• Performs regular facility, mechanical and other equipment and systems monitoring inspections, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained.
• Responds to routine and on-demand service requests and performs preventative and corrective maintenance on facility mechanical equipment and other systems.
• Monitors assigned facility by conducting facility walkthroughs for mechanical, electrical, and other equipment system monitoring and inspection.
• Operates facility mechanical and other systems
• Manages work order life cycle progressing the work form dispatched through to completion and records resolution data within service maintenance management database. Ensures work completed meets quality, contract response, and all other requirements
• Assists in the implementation of preventative maintenance (PM) program. Ensures that deficiencies are identified, recorded and escalated, and that related documents are maintained.

Client Relations

• Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.

Administration

• Participates in and assists with facility-related projects.
• Ensures the manner in which work is performed is in compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, fire protection, and any other applicable requirements.

• Submits all expenditures on a timely basis.

• EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS
• High school diploma plus trades training and/or certification or licensing.
• Minimum 3 years experience providing preventive and corrective maintenance on heating ventilation and air conditions systems, or pneumatic or hydraulic systems.
• Sound knowledge of processes and practices relating to facility operations and maintenance
• Demonstrated ability to maintain, troubleshoot and repair (as per applicable qualifications) mechanical and other building systems and equipment
• Possesses a strong environmental, health, and safety mindset.

• Knowledge and understanding of Building Automation Systems (BAS)
• Knowledge and understanding of HVAC Systems

• Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise

Licenses and/or Professional Accreditation (one of the following bullet points)

• Power Engineer 5th Class as minimum requirement
• Power Engineer 4th Class considered a strong asset
• Building Operator Certification or equivalent through an accredited institution required
• Provincial HVAC or apprentice license (ex: Gasfitter I & II license  refrigeration license, etc.) considered an asset

Key Qualifications:

Maintenance Mechanic
The Maintenance Mechanic is responsible for inspecting, maintaining, and replacing filters and performing minor preventative maintenance on heating, ventilation, and air conditioning (HVAC) equipment on all client sites to maintain efficiency and mechanical integrity of HVAC units. This position is well-suited for graduates of a college or other post-secondary programs in HVAC studies. Minimum G3 Gas License required, G2 preferred.

HVAC Apprentice
The HVAC Apprentice will work under the supervision of a Journeyperson and within the limits of company policy and trade certification. They are responsible for operating facility systems, performing preventative and corrective maintenance, and routine services on mechanical and other systems. The HVAC Apprenticeship Program requires approximately 9,000 hours of training, with a combination of in-school, and on-the-job training.  Registered 313A Apprentice with G3 or G2 Gas License required.

HVAC Journeyperson
The HVAC Journeyperson provides proactive maintenance and repair services for HVAC equipment, including Chillers and Boilers. Responsibilities include troubleshooting and solving equipment issues, developing and implementing preventative solutions, estimating and quoting repairs and upgrades, establishing and providing excellent client support.  313A License, and minimum G2 Gas License required.

These roles will work in collaboration with all key BGIS departments to ensure full support of all activities and play a key role in our INTEGRATED approach to operating buildings.
