Technician III is responsible for operating the facility including, but not limited to mechanical other supporting systems; performing structured inspections, preventative and corrective maintenance, routine and on-demand services on facility mechanical equipment and other systems. The Technician III is also responsible for performing work in accordance with established processes and practices and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection.
KEY DUTIES & RESPONSIBILITIES
Troubleshooting
• Provides observations about facility, facility mechanical and electrical equipment, and systems conditions and deficiencies and provides suggestions for enhancement and repair.
Maintenance
- Performs work in accordance with established processes and practices.
- Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection.
- Performs regular facility, mechanical and other equipment and systems monitoring inspections, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained.
- Responds to routine and on-demand service requests and performs preventative and corrective maintenance on facility mechanical equipment and other systems.
- Monitors assigned facility by conducting facility walkthroughs for mechanical, electrical, and other equipment system monitoring and inspection.
- Operates facility mechanical and other systems
- Manages work order life cycle progressing the work form dispatched through to completion and records resolution data within service maintenance management database. Ensures work completed meets quality, contract response, and all other requirements
- Assists in the implementation of preventative maintenance (PM) program. Ensures that deficiencies are identified, recorded and escalated, and that related documents are maintained.
Client Relations
- Assists in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered.
Administration
- Participates in and assists with facility-related projects.
- Ensures the manner in which work is performed is in compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, fire protection, and any other applicable requirements.
- Maintains all assigned tools and arranges for repair and replacement where required
- Submits all expenditures on a timely basis.
- Other duties as assigned
EDUCATION, JOB-RELATED YEARS OF EXPERIENCE & QUALIFICATIONS
- High school diploma plus trades training and/or certification or licensing.
- Minimum 3 years experience providing preventive and corrective maintenance on heating ventilation and air conditions systems, or pneumatic or hydraulic systems.
- Sound knowledge of processes and practices relating to facility operations and maintenance
- Demonstrated ability to maintain, troubleshoot and repair (as per applicable qualifications) mechanical and other building systems and equipment
- Possesses a strong environmental, health, and safety mindset.
- Strong client-service orientation along with a high sense of urgency
- Knowledge and understanding of Building Automation Systems (BAS)
- Knowledge and understanding of HVAC Systems
- Effective communication skills for the purpose of data relay, exchange, feedback, and clarification
- Mentoring skills required to support lower level technician’s development
- Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise
- Must strictly adhere to Health and Safety policies including wearing required Personal Protective Equipment (PPE)
- Must be capable of obtaining appropriate security clearance
- Hold a valid driver's license
Licenses and/or Professional Accreditation is an asset
- Power Engineer
- Building Operator Certification or equivalent through an accredited institution required
- Provincial HVAC or apprentice license (ex: Gasfitter I & II license refrigeration license, etc.)
This is a regular, full-time position with a salary range of $28.55 - $33.59 per hour. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.

Specific Duties and Responsibilities
- Supports the onboarding of new employees to Marine Gateway, including IT and Security accesses and completes their Building Safety Orientations.
- Acts as the floor reception, greeting guests and directs them to meetings.
- Communicates Marine Gateway building issues with Property Management Company through the online reporting system.
- Assists the branch section heads with their calendar management, including booking large meetings and distributing agendas.
- Monitors the branch’s shared email inbox, assigns the emails accordingly and/or coordinates follow-up responses.
- Provides end-user support for the branch’s SharePoint pages.

- Reviews and validates Time Entry reports, ensuring that they meet time entry standards and forwards for approval to Managers.
- Ensures printers are working and maintain the toner and paper supplies for the floor.
- Provides back-up to the 11th floor Clerk with coordinating/ordering/maintaining stationary supplies from Staples.
- Provides VanDocs orientations to new Engineering Services employees.
- Arranges travel and training for branch employees.
- Uses the VanRIMS classification and retention schedule exclusively and serves as the Engineering Department’s back up Departmental Records Coordinator (DRC) for all VanDocs related issues.
- Retrieves information from paper, electronic or film based files; assisting in the scheduling and transferring of records off site and requesting file searches from external sources.

Qualifications
Education and Experience:
- Completion of Grade 12 including or supplemented by commercial administration courses plus sound related experience, or an equivalent combination of training and experience, is required.
- Experience as a Departmental Records Coordinator would be considered an asset.
Knowledge, Skills and Abilities:

KNOWLEDGE & SKILLS

A key part of the role requires knowledge of standard cleaning methods and the ability to learn new and effective methods to ensure the cleanliness of the facilities. The Building Worker is responsible for performing a variety of heavy cleaning tasks including stripping and waxing floors, cleaning windows, cleaning washrooms, showers and change rooms, carpet cleaning, emptying garbage, minor maintenance repairs and other related duties as required.
Building Worker - Mobile Parks
The Mobile Parks Building Worker will provide janitorial services for the citywide inventory of public bathrooms and change rooms in parks. The Building Worker must also be able to operate a vehicle on a daily basis in a safe and efficient manner. Duties include, but are not limited to: opening, stocking, spot and deep cleaning, and locking facilities.
